Le Relais de la Reine, Cannes. Savills

Le Provençal, Cap d'Antibes

Le Provençal. A historic treasure, recrafted for a new era.

Originally unveiled in 1927 as an emblematic Art Deco retreat commissioned by American philanthropist Frank Jay Gould, Le Provençal has been meticulously reinvented by the Caudwell Group. The building now hosts 41 private residences, each shaped to capture sweeping sea and mountain views, bespoke interiors, modern conveniences and an extraordinary array of amenities, all set within one of the Riviera’s most prestigious coastal environments.

A personal endeavour led by philanthropist and entrepreneur John Caudwell, and realised in partnership with Affine Design, the former hotel, dormant since 1977, has been sensitively redeveloped.

The result is an incomparable residential sanctuary that honours its heritage while setting a new benchmark for refined living on the French Riviera.

The collection spans three spectacular tiplex penthouses with private pools and uninterrupted sea vistas, a grand five-bedroom state residence with three terraces and its own pool, and three garden villas providing expansive outdoor areas paired with sophisticated interiors.

Completing the ensemble are 24 remaining luxurious apartments, from one to four bedrooms, each designed around open-plan living and influenced by the Riviera’s Golden Age through curated finishes and architectural detail.

After decades of closure, the estate has been thoughtfully restored, seamlessly blending its Art Deco foundations with a renewed contemporary sensibility. The revitalisation includes enhanced stone façades, widened terraces and interiors crafted to meet modern expectations of comfort and luxury, all while retaining the magnetic charm for which the building was so celebrated.

Residents enjoy use of serene communal spaces, 24/7 security, valet parking, airport transfer services and regular housekeeping. A dedicated spa, gym, yoga studio and wellness suite sit alongside a private cinema, a 30 metre outdoor heated pool and perfectly landscaped gardens designed for peaceful relaxation.

A bespoke partnership with the iconic Hotel Belles Rives extends exclusive privileges, including access to its private beach, beauty facilities, bars and restaurants, including the renowned Michelin-starred La Passagère.

Golf enthusiasts further benefit from preferential arrangements at both the Mougins Golf and Country Club and the Golf Club de Cannes-Mandelieu.

Just moments from the shoreline, Le Provençal occupies a discreet position on the Cap d’Antibes, ideally situated between the charm of Antibes Old Town, the vibrant waterfront for yachting and watersports, the glamour of Cannes, and the inspiring hilltop villages and countryside that frame the region. With ski resorts and Nice International Airport also within easy reach, it represents one of the most coveted locations on the Côte d’Azur.
