Cap d'Antibes

West of Nice, Cap d’Antibes is a lush green peninsula, with extensive villas and easy access to Juan-les-Pins, home to an annual jazz festival. The idyllic peninsula is conveniently located between Nice and Cannes and consists mainly of prestigious estates enjoying stunning natural scenery, but also attractive villas with mature gardens.

Cap d'Antibes has preserved its position as one of the most attractive and pleasant locations for holidays, famous for its walks along the coastline. While the neighbouring localities of Antibes and Juan les Pins offer a lively atmosphere, Cap d’Antibes remains a tranquil and isolated haven, yet famous for the Eden Roc hotel and the “Billionaire's Bay”.

A peninsula of 1,200 properties, Cap d’Antibes offers privacy, sea views and proximity to the dynamic hubs of Cannes and Nice. Pricing range from €2m upwards for the properties of the peninsula where strong conservation regulations limit building height to maintain the environmental aspects.

The location can be split into four key areas, in addition to Antibes and the much loved historic old town, the East and West coast of the Cap offer alternative views with the Western coast often favoured and boasting a greater abundance of super-prime property.

However, the southern tip of the Cap is the most desirable location, known as Billionaire’s Bay. Villas in this zone can exceed €50,000 per sq m (Savills World Research) and several offer with waterfront aspects.

Cap d’Antibes is considered as one of the exclusive residential enclaves of the Côte d’Azur.  Properties are diverse and demand prime prices, and in return, residents benefit from spectacular panoramic views, privacy and a sought-after location.

New development is bringing diversity of styles and a greater range of residents to Cap d’Antibes, a market otherwise characterised by villas.

An excellent example is Parc du Cap, a gated development of 88 apartments, offers residents a range of amenities (including pools, a spa and a tennis court), 24-hour concierge, and private terraces or gardens. Parc du Cap reflects the type of product many buyers seek today: low-maintenance, lock-up-and-leave luxury apartments, within easy walking distance to restaurants and beaches.
